It’s operational. In 2024 alone, nearly 592,000 new multifamily units were delivered — the highest annual supply increase since 1974. National vacancy touched ~7% in several quarters.

For years, resident gifting in multifamily has been treated as a courtesy line item: welcome baskets, renewal gift cards, Logo swag. A one hit wonder, expensive, with a manual process for ordering, assembly, and delivery. 

Rent concessions have become the default lever to accelerate leasing and renewals. But while discounts may move units faster, they erode NOI as a top 5 expense line item, dilute brand perception, and offer residents little long-term value.
